The Situation

A family relocating from Johor with two dogs had been declined at several properties despite listings indicating pet-friendliness. Management-level restrictions were only discovered after viewings.

Our Approach

We contacted management at candidate buildings directly to confirm written permission before scheduling viewings. This filtered the viable options down to three properties within the client's area and budget.

The Outcome

The family moved into a three-bedroom apartment in Putrajaya with a fenced outdoor terrace. Pet permission was formally documented. The search took 11 business days from first consultation to signed agreement.

High-Floor Access for a Singapore-Based Executive

The Situation

An executive relocating from Singapore needed a penthouse-level unit in KL with specific requirements: unobstructed city view, high-quality building management, and proximity to the airport expressway.

Our Approach

We shortlisted four developments. Site visits included assessments of building management responsiveness and the quality of shared facilities. Video documentation was provided for each, as the client was still in Singapore.

The Outcome

The client selected a 45th floor unit in KLCC with city skyline views. Lease was finalised within 18 days. The client did not need to make a dedicated trip to KL for viewings — the decision was made based on our documentation alone.

Protecting a Tenant From Unfavourable Renewal Terms

The Situation

A long-term tenant in Damansara received a renewal offer with a 22% rent increase and a clause requiring 90 days notice to vacate. The landlord had presented this as non-negotiable.

Our Approach

We reviewed the existing agreement and the renewal offer, prepared a counteroffer with market comparables for the precinct, and entered into measured dialogue with the landlord's agent over eight business days.

The Outcome

The rent increase was reduced to 9%. The notice period was amended to 60 days. The client renewed for two years on terms that reflected current market conditions, and the landlord relationship remained intact.
